As an investor I was caught in the "game" of buying houses. Financing was easy to get and refinancing houses was even easier.
Although I had been cautious and had bought properties with 20 to 50% down, I have been caught in this rapid decline of housing values due in part to the sudden stop in available funding.
Since the downfall of the housing market I have been losing out on all of my investments and had to give them up one by one. I struggled to pay my mortgage.
I had loans that had an adjustable rate mortgage and lost some income, so I started to get behind on my payments and then when my tenants got the past due notice from my lender, they decided not to pay rent anymore! That didn't help...

The lender does not want another house on the books. So while I was negotiating I was able to stay in my house, after being served with foreclosure notices. As I learned more and more about the options available I became a real expert. Now I negotiate on a daily basis with banks, lenders and even credit card companies for a discounted pay-off.
Well, two years have come and gone and I am still in my home. My mortgage is no longer a problem for me and I am making good on my promise by helping homeowners avoid foreclosure.
